How to compare landed transactions fairly
Before you read a headline price, look at the attributes that justify it. Each factor below changes what a buyer is willing to pay.
Land area & plot ratio
Larger plots and higher allowable plot ratios increase buildable floor area. Buyers often value land more than the existing house, so psf-on-land can vary widely.
Frontage & orientation
A wider frontage improves car-park access, natural ventilation and façade design. North-south orientation and absence of afternoon sun can also lift value.
Condition & age
A newly renovated home saves the buyer time and cash. An original-condition house may trade at a discount that reflects estimated rebuilding or renovation cost.
Tenure
Freehold and 999-year leases typically command a premium over 99-year leases because of holding certainty and estate-planning flexibility.
Location within District 15
Proximity to MRT stations, preferred schools, parks and conservation shophouse rows changes desirability. Even neighbouring streets can perform differently.
Redevelopment potential
Corner plots, regular shapes and adjacent sites can attract developer or builder interest. URA zoning, plot ratio and height controls set the ceiling.
Common questions about District 15 market data
How often is the District 15 market data updated?
Tim refreshes the figures monthly or quarterly, depending on URA release schedules. Every statistic on this page shows its source and reporting month so you can check it yourself.
Where does the transaction data come from?
The primary source is URA's Private Residential Property Transactions and URA Realis. Stamp-duty records from IRAS and planning data from SLA are used for tenure, land area and zoning context.
Why do similar houses in District 15 sell for different prices?
Land area, frontage, orientation, tenure, condition, exact street and redevelopment potential all affect what buyers will pay. Two terrace houses on the same road can trade at very different psf levels if one is a larger corner plot or a teardown candidate.
What does "indicative price range" mean?
It means a range derived from recent comparable transactions, not a formal valuation. Actual achievable price depends on the specific property, buyer pool, timing and negotiation.
How should I use URA transaction data when planning a sale?
Use it as evidence of market activity and buyer appetite, then compare only against homes with similar attributes. For a sale price, request a professional valuation from a licensed appraiser or speak with Tim.
When should I get a formal valuation?
Before listing, financing, refinancing or making a major decision. A valuation inspects your specific plot, condition and legal tenure — things transaction databases cannot fully capture.
